State Rental Assistance Program is a state-supported program through Department of Housing (DOH) and J.D’Amelia & Associates, LLC. State Rental Assistance Program from the Department of Housing is administer by J.D’Amelia & Associates, LLC. Participation is limited to U. S. citizens and specified categories of non-citizens who have eligible immigration status. In general, the family's income may not exceed 50 percent of the annual median income (AMI) for the county or metropolitan area in which the family chooses to live. During the application process, information on family composition, income, and assets is collected by the J.D’Amelia & Associates, LLC. J. D’Amelia & Associates, LLC verifies this information and uses it to determine the family's eligibility and the amount of their housing assistance payment. If J. D’Amelia & Associates, LLC determines that a family is eligible, J.D’Amelia & Associates, LLC will place the family on a waiting list. Once a family is chosen from the waiting list, J.D’Amelia & Associates, LLC will notify the Windsor Housing Authority and we will contact certificate holder. A certificate holder is advised of the unit size for which their family is eligible. The housing unit selected by the family must meet an acceptable level of quality and safety before Windsor Housing Authority can approve the unit, prior to the tenant moving into the inspected unit located on the Windsor Housing Authority properties. Windsor Housing Authority will determine a maximum allowable rent (MAR). The maximum allowable rent is the amount generally needed to rent a moderately-priced dwelling unit in the local housing market. The maximum allowable rent is used to calculate the amount of housing assistance a family may receive. A family receiving a certificate can select a unit with a rent that does not exceed the maximum allowable rent. |
